The Browley Team is a DBA of Browley Enterprise LLC, a Minnesota limited liability company and a private real estate investment company. We purchase residential property directly as a principal buyer.
We are not a real estate brokerage. We do not list homes, we do not represent buyers or sellers, and no agency or fiduciary relationship is created by contacting us, by requesting an offer, or by anything on this website.
A member of Browley Enterprise LLC holds an active Minnesota real estate license. That license is held with a separate brokerage and is not used in transactions conducted by Browley Enterprise LLC or The Browley Team.
When we purchase your property, we are acting as a principal buyer for our own account. We are not your agent, we do not represent you or any other party in the transaction, and we owe you no fiduciary duty. Our interests as a buyer and your interests as a seller are not the same, and you should understand that before you negotiate with us.
This disclosure is made in accordance with Minnesota Statutes section 82.68, subdivision 2, which requires a licensee to affirmatively disclose their status and capacity when acquiring an interest in property for their own account, and to make that disclosure in writing before negotiating or consummating a transaction. We also deliver this disclosure in writing with every offer.
You are always free to hire your own agent or attorney, and in some situations that is genuinely the better choice. If we think listing your property would serve you better than selling to us, we will tell you.
A cash offer is typically below full retail market value. We say this plainly because it is true and because you deserve to know it before you spend time with us. What a cash offer removes is commissions, repair costs, holding costs, concessions, and time. Whether that trade favors you depends entirely on your property and your situation, and we encourage every seller to compare our offer against a realistic net sheet from a licensed agent.
Requesting an offer creates no obligation on either side. We are not obligated to make an offer on any property, and any offer we do make is preliminary until a written purchase agreement is signed by both parties. Offers may be adjusted or withdrawn based on inspection, title review, occupancy, liens, undisclosed condition, or other findings during due diligence.
Browley Enterprise LLC purchases property directly and also works with a network of local investors who renovate homes. In some transactions we may assign our purchase agreement to an affiliate or a third party buyer. Where that is our intent, it is disclosed and the purchase agreement you sign states that assignment is permitted. Your price, your terms and your closing date do not change.
Any value, range, or estimate we provide is our own opinion for the purpose of making an offer. It is not an appraisal, a formal valuation, a broker price opinion, or a comparative market analysis, and it should not be relied on for any other purpose.
Any closing timeframe discussed is an estimate. Actual timing depends on title work, payoff statements, probate status, municipal requirements, and other factors outside our control.
