Yes, occupied or vacant. Tell us about the lease, whether rent is current, and whether there have been problems, and we will factor it in. You do not need to remove a tenant before selling to us.
Tell us early. Liens, judgments, unpaid taxes and title issues are common and we deal with them regularly. Sometimes they can be resolved at closing. Sometimes they mean we cannot make the numbers work, and we will tell you that plainly instead of wasting your time.
Either can happen, and we tell you which up front. Browley Enterprise LLC purchases property directly, and we also work with a network of local investors who renovate homes in the Twin Cities. In some cases we assign our purchase agreement to one of them. Your price, your terms and your closing date do not change either way, and the agreement you sign says clearly that assignment is permitted.

It is disclosed in writing with every offer we make. You are always free to hire your own agent or attorney, and if we think listing would serve you better than selling to us, we will say so.
